Kelowna Real Estate: New Neighbourhoods Make Finding a Home Easier

A new neighbourhood might be just what you’re looking when searching the Kelowna real estate market.

A new neighbourhood might be just what you’re looking when searching the Kelowna real estate market.

When it comes to the Kelowna real estate market, there are few ways you can find a new home. You can purchase property then go the DIY route or hire a contractor to start building. Or you can look for a new community, where all the work is already done for you. The latter is currently the trend for Kelowna real estate listings, with new neighbourhoods offering custom prebuilt and market-ready homes.

So what’s the attraction? Let us guide you:

You choose where you want to live

New neighbourhoods are popping up all over the Okanagan, with houses for sale in Kelowna that appeal to all kinds of lifestyles. It’s best to first decide what area will work best for you. There are a number of factors to consider, including:

  • Do I want to be near family and friends?
  • Are there schools in the area?
  • Are amenities such as shopping nearby?
  • Is it in close proximity to an airport and transportation routes?
  • Is it near the lake or up in the mountains?
  • Are there recreational opportunities close by?

Custom or market-ready houses in Kelowna

Most new developments offer a choice between custom homes or market-ready homes. There are pros and cons to both and the difference is usually in price and whether you want to work with a custom home builder to create the home that best suits your lifestyle, or if you want to leave the design up to the builder. It’s important to note that many prebuilt and market-ready homes come with custom interior finishes, where the buyer can choose the paint colour, flooring, tiling, and fixtures.

Ready to move in

The bonus of building in a planned neighbourhood is that you can get a better idea of when your move-in date will be. Working with a contractor or sales agent means that you can work on the planning together and decide upon a building schedule. This also makes the decision making along the way that much easier.

Making a community

It’s always a risk moving into a new neighbourhood, where you don’t know a soul. One bonus of planned neighbourhoods is that your neighbours will likely share some of the same interests as you or be fellow empty nesters and/or retirees. This is especially true if the development is near a golf course or other recreational amenities. Having a close-knit neighbourhood is a great way to cultivate new friendships, where everyone looks out for one another. This is especially helpful if you are a snowbird and travel for months out of the year. You can always ask your neighbour to keep an eye out on your home while you are away.
